Managing and maintaining a property in Florida is a complex task. A vast knowledge of legal, business and technical matters is required in order to meet the demands of a property management business. Our goal is to ensure that each of the properties we manage is always in its best shape.

Many of the tasks are handled directly by the Seaside Property of Cape Coral team. In addition, we use competent and professional service companies (for pool, lawn, repairs and much more) which we have worked with and trusted for many years.

Each of our properties is checked by us on a weekly basis (Home Watch service). This visit includes a check of the exterior, a walk-through of the property incl. checking the technical equipment, and emptying the mailbox once a week.

We not only offer property management for your private vacation home in Florida, we also provide extensive services around renting out your property as a seasonal rental.

Apart from our own rental agency, we work with several reputable and long-established rental agencies who handle this market. Your property will be mostly offered to German-speaking guests, but in order to maximize the occupancy rate, it is also advertised in all of Europe, the U.S. and Canada.

The Seaside Property Management team serves as the contact point for all parties involved. If the home is privately used and not rented out, we provide the connection between the home owner and the local service people. Should you consider turning your home into a vacation rental, we look after your guests and are always available in case of questions or concerns.

The staff at Seaside consists of a professional team ready to take care of your property in the best possible way. While we cover mostly Cape Coral and Pine Island, we also work in the surrounding are.

BUSINESS MANAGEMENT

Account management of the owner’s local bank account

Payment of bills due

Tracking expenses in accounting software

Monthly summary of income and expenses

Supplying bookkeeping information to the respective accountant for preparation of income tax declaration

If the property is used as a vacation rental: filing sales and tourist tax

TECHNICAL MANAGEMENT

Supervision and monitoring of service people (lawn care, pool service, pest control etc.)

Checking equipment and technical devices

Handling repairs through our own staff

Collecting bids and hiring licensed companies for larger repairs or maintenance work (service, inspections etc.), with monitoring the repair work

Collecting bids for remodeling projects and coordination of individual jobs

Cleaning services such as professional exterior cleaning or deep clean inside

Preventative measures e.g. in the event of a hurricane warning

If you own a boat, the technical management does include the boat service, such as monthly maintenance and monitoring repairs.
